Bay City Mechanical is a specialty subcontractor in the HVAC and mechanical construction industry, specializing in design-build, design-assist and design-bid-build delivery of heating and cooling systems. With expertise in HVAC installation, temperature controls, architectural sheet metal, and pipe fitting, Bay City Mechanical has the capability to meet each client’s mechanical needs. The company provides comprehensive services including installation, pre-construction services, estimating, fabrication, design and engineering.

Bay City Mechanical is a full-service HVAC provider, offering design and installation of new HVAC systems for ground-up buildings, tenant improvement, retrofits, and fabrication for installation of commercial and industrial ductwork. The company works closely with general contractors, developers, architects, and engineers to create the best HVAC solutions for each project.

Bay City Mechanical provides complete duct and piping systems, fabricated in-house by its staff of experienced sheet metal workers. By integrating design and fabrication services, the firm is able to provide high quality, fully customized HVAC systems.

The company also offers design and installation of piping for heating, chilled water, condenser water, radiant heating systems, and steam systems, served by boilers, chillers, and cooling towers, performed by experienced union pipe fitters.

Bay City Mechanical’s service division offers repair and replacement of HVAC equipment and systems, as well as customized planned maintenance programs. The company’s “Five-Point HVAC Maintenance Program” ensures that each client’s unique needs are met through consistency, clear communication, documentation of services performed, exceptional quality of work, and low-maintenance solutions. The company’s skilled technicians are available 24 hours a day, offering emergency repair service in addition to scheduled maintenance.

Located in Richmond, California, Bay City Mechanical serves the entire San Francisco metropolitan area. “Our location is a competitive advantage,” says Joe Percia, Vice President of Pre-Construction. “From our location in Richmond, we can service the Greater Bay Area very efficiently, including the East Bay and South Bay areas.” The company specializes in high-rise multi-family, commercial, health care, lab science, hospitality and institutional projects.

As the construction industry evolves, Bay City Mechanical is embracing innovation and new technologies. Software and Cloud based applications such as ‘eSUB, Plan Grid and BlueBeam’ have enhanced the company’s ability to adapt to the changing construction environment.

Bay City Mechanical recently celebrated its 25th anniversary. President Helge Theiss-Nyland founded the company in 1991 as he sought to leverage his extensive experience in mechanical contracting to establish his own company. Theiss-Nyland has built an outstanding reputation in the construction industry. “He’s well respected, and he’s known for fairness and successful partnerships,” says Percia. Under Theiss-Nyland’s leadership the company has grown to become one of the largest mechanical contracting firms in the Bay Area, but he remains closely involved in each project to ensure client satisfaction.

Bay City Mechanical has experienced tremendous growth in recent years. “In the last four years, we’ve gone from $50 million in revenue to about $100 million; we’ve doubled the size of our business,” Percia says. “In the next five years, we foresee a continued growth rate of 15 to 20 percent per year.” The company’s consistent growth is fueled by an ambitious business development strategy and a reputation for excellence.

“We are constantly proposing on new projects throughout the year. I have personally proposed on 34 projects totaling more than $330 million worth of work since the beginning of the year, with a hit rate of around 10 to 20 percent. Right now we believe there is more work than there are contractors available,” Percia says.

“The company is growing through repeat business and relationships built on trust, which has provided longevity. Those relationships get us through the times when the economy turns; we still get calls from those clients. We pride ourselves on relationships,” says Percia. Bay City Mechanical’s loyal customers know that the company is dedicated to providing excellent service and exceeding expectations. The firm is recognized by many local architects and general contractors for its commitment and alignment with the project’s overall goals.

The company’s website features recommendations from satisfied clients, including Chevron and The Salvation Army. “We here at Chevron are thankful for all your attention to detail while performing your jobs. I have no doubt that Bay City Mechanical has saved Chevron money…” writes Terry Mickalson, Routine Maintenance Supervisor of Chevron Richmond Refinery.

Patrick Donnelly, Building Maintenance Coordinator and Engineer for The Salvation Army Golden State Division, writes, “We were presented with a comprehensive program that far surpassed any service we had ever had both in scope of service and in cost… If you need a quality HVAC vendor, I highly recommend Bay City Mechanical.”

Repeat business from satisfied clients provides a strong foundation for the company’s future growth, and the company is focused on expanding its business into new sectors. “We have a wide, broad base of clients and we are learning to diversify. Although our portfolio is strong in multi-family high rise developments, we are diversifying into other markets including healthcare, lab science, hospitality, and institutional construction,” Percia says.

Bay City Mechanical is currently working on several high-profile projects around the San Francisco area. The company is partnering with general contractor Balfour Beatty to perform HVAC installation and plumbing services for the 801 Brannan Street residential development. This six-story mixed-use development project includes 449 apartment units as well as retail and amenity spaces. With an overall contract value of $304 million [$32 million mechanical and plumbing], this development is one of the largest residential projects currently being constructed in the Greater Bay Area. The project is slated for completion at the end of 2017.

The firm is also working with general contractor Lend Lease Construction on the construction of One Mission Bay, a luxury condominium community located within the Mission Bay Block 1 development. One Mission Bay is composed of two residential towers reaching six and sixteen stories respectively, featuring 350 luxury condominium units. Bay City’s $13 million contract includes complete HVAC mechanical services.

In 2015, Bay City Mechanical contracted with the San Francisco Department of Public Works and general contractor Pankow Builders on the renovation of the San Francisco War Memorial and Performing Arts Center. Bay City Mechanical’s $14 million contract included the installation of HVAC systems and plumbing in the Center’s theater space as part of a major renovation project. This project was uniquely challenging due to the building’s historic status. The company’s experienced laborers worked carefully to ensure that appropriate precautions were taken at all times.

The firm’s growing business does present challenges. “Depending on when projects break ground, there can sometimes be a shortage of manpower. It’s a major challenge for us, so we have to be strategic in targeting particular projects for our top customers,” Percia says.

The company offers internal and external training to increase and diversify the expertise of its staff members. The company strives to create a family atmosphere, and prides itself on the longevity of its employees. “We have people who have worked for this company since we started 25 years ago, and we’re proud of that. We like to promote people from within and give everyone a say in what’s going on in the company,” says Theiss-Nyland. Bay City Mechanical also benefits from a strong relationship with the local Sheet Metal Workers’ Union, and is the third-largest employer of the union’s employees in the Bay Area.

With dedicated employees, a commitment to outstanding workmanship and innovation, and a portfolio of successful projects, Bay City Mechanical is growing to meet the needs of clients throughout the Bay Area.
