TWG Construction was established in 2007 with the intention of developing, owning and managing housing communities in the Midwest. Headquartered in Indianapolis, Indiana, the company has come a long way from its founding as an affordable housing management firm with only two affordable housing projects. What TWG Construction offers is project development from initial concept through leasing and stabilization. To date it has undertaken $333 million in development. With $184 million in projects in development or under construction and another $154 million in additional projects in the pipeline, its place in the industry has been solidified.

Looking at TWG’s portfolio, which boasts work of varying sizes and complexities, there are countless projects that exemplify the firm’s capabilities. Mixed-use urban developments are one of TWG’s strengths, and the firm recently completed four mixed-use projects in Indianapolis and Fishers, Indiana, with three more under construction in Indianapolis and Des Moines, Iowa. TWG also has a great deal of new and historic renovation projects both completed and underway.

One of its notable current projects is the rehabilitation efforts that are ongoing at the former Ford Motor Company assembly plant on East Washington Street in Indianapolis’ east-side, a neighborhood that has experienced challenges since industry moved out, leaving buildings like the Ford facility idle.

The 103-year-old building was purchased by TWG in 2017 for $1.65 million from Indianapolis Public Schools, which was using the space for storage. The four-story, 200,000 square foot facility will be reimagined as a mixed-use residential and retail complex. In addition to retail and residential units, the building will also serve as TWG Development’s new headquarters.

A $4.65 million loan to support the work has been secured in the form of a Community Development Block Grant from the federal government. Tax increment financing and federal and state historic and industrial revitalization tax redevelopment credits are also being pursued. The building will be modernized with amenities like secure indoor parking, bicycle storage, a fitness center, a coffee bar and lounge, a rooftop deck and designated barbeque space, a bocce court, and unmatched views of the city’s skyline.

The apartments will feature loft ceilings, large windows, granite countertops, stainless-steel appliances and walk-in closets. A total of 132 apartments will be developed, 68 of which will be one-bedroom affordable units, 30 one-bedroom market rate units, 31 two-bedroom market rate units and three three-bedroom market rate units. The affordable housing component of this development is expected to help maintain the cultural and economic diversity that is characteristic of the neighborhood that was once a vibrant retail area that has come upon hard times.

One of TWG’s specialties is to be able to leverage available funding sources such as historic tax credits to bring historic buildings back to life, developing visions into realities and breathing new life into communities, as demonstrated by the Ford assembly plant project. The Ford assembly plant once served as a community anchor and, once repurposed, will again serve as a focal point for the neighborhood and will help to revitalize the community. This is the impactful development that is characteristic of TWG.

Another specialty of TWG is multi-family residential and light commercial construction for the Indiana market and the surrounding states in the Midwest. The company also offers third-party construction.

The TWG name is also recognized in the market for undertaking projects that include affordable housing, as well as market rate housing and market rate housing management. Since the company’s founding, it has been committed to working with local cities, state agencies and not-for-profit organizations to meet the demand for affordable and market rate housing options.

TWG has experience in urban areas and to date has developed over 700 market rate apartment units. It currently has over 550 market rate apartments under management and was expected to add over 200 more in 2017. As thousands of experienced workers retire across North America every day, it is small wonder many industries are concerned about the future. The situation is so dire that, when younger workers are not available or knowledgeable enough to take over, retired staffers are often called back to work on a part-time basis.
