Bay City Mechanical recently celebrated its 25th anniversary. President Helge Theiss-Nyland founded the company in 1991 as he sought to leverage his extensive experience in mechanical contracting to establish his own company. Bay City Mechanical has experienced tremendous growth in recent years. “In the last four years, we’ve gone from $50 million in revenue to about $100 million; we’ve doubled the size of our business,” Percia says. “In the next five years, we foresee a continued growth rate of 15 to 20 percent per year.” The company’s consistent growth is fueled by an ambitious business development strategy and a reputation for excellence.
“We are constantly proposing on new projects throughout the year. I have personally proposed on 34 projects totaling more than $330 million worth of work since the beginning of the year, with a hit rate of around 10 to 20 percent. Right now we believe there is more work than there are contractors available,” Percia says.

Although our portfolio is strong in multi-family high rise developments, we are diversifying into other markets including healthcare, lab science, hospitality, and institutional construction,” Percia says.
Bay City Mechanical is currently working on several high-profile projects around the San Francisco area. The company is partnering with general contractor Balfour Beatty to perform HVAC installation and plumbing services for the 801 Brannan Street residential development. This six-story mixed-use development project includes 449 apartment units as well as retail and amenity spaces. With an overall contract value of $304 million [$32 million mechanical and plumbing], this development is one of the largest residential projects currently being constructed in the Greater Bay Area. The project is slated for completion at the end of 2017.
The firm is also working with general contractor Lend Lease Construction on the construction of One Mission Bay, a luxury condominium community located within the Mission Bay Block 1 development. One Mission Bay is composed of two residential towers reaching six and sixteen stories respectively, featuring 350 luxury condominium units. Bay City’s $13 million contract includes complete HVAC mechanical services.
In 2015, Bay City Mechanical contracted with the San Francisco Department of Public Works and general contractor Pankow Builders on the renovation of the San Francisco War Memorial and Performing Arts Center. Bay City Mechanical’s $14 million contract included the installation of HVAC systems and plumbing in the Center’s theater space as part of a major renovation project. This project was uniquely challenging due to the building’s historic status. The company’s experienced laborers worked carefully to ensure that appropriate precautions were taken at all times.
The firm’s growing business does present challenges. “Depending on when projects break ground, there can sometimes be a shortage of manpower. It’s a major challenge for us, so we have to be strategic in targeting particular projects for our top customers,” Percia says.
