Inspired Living at Royal Palm Beach

In the past two decades, the number of Americans retiring has almost doubled, as about ten thousand men and women turn sixty-five every day. These numbers, combined with more of us living longer productive lives, mean that the demand for quality independent living facilities keeps growing.

Tampa Florida-headquartered Validus Senior Living is a leader in assisted living, memory care, and independent living communities with a resort feel. The communities stand apart from others in the industry for the quality of care, outstanding facilities, and by engaging residents with daily activities.

“Ultimately, we don’t want residents staying in their unit for an extended period,” says Validus’ Vice President of Asset Management Mike Roderer. “We want them out in the community, participating and being active, so having a vibrant programming and activities agenda is one key component for us. Another is the quality of care from a healthcare perspective. There are regulations within the State of Florida requiring certain staffing ratios for healthcare; we will actually go above that in order to make sure we have the appropriate people in place to watch out for those residents and take care of them appropriately.”

Inspired Living has fourteen buildings across the Southeastern United States. Ten are owned and operated by Validus Senior Living, with the remaining four owned by the company but operated by others. To meet South Florida’s growing senior population needs, ground was recently broken on the Inspired Living at Royal Palm Beach project.

“We are at fourteen right now and will be at fifteen facilities with Royal Palm Beach,” says Roderer.

The latest Inspired Living facility is designed by architectural firm Studio+ with Suffolk Construction serving as contractor. Permits are in place, and the project is expected to be completed in about eleven months with a budget exceeding $30 million.

The 90,000-square-foot project will have seventy-two assisted living and thirty-two memory care units in a two-story structure, built using concrete masonry blocks as bearing walls that will be covered by precast concrete planks.

From every apartment to the hallways and public areas, Inspired Living facilities are aesthetically pleasing in addition to being designed for the mobility, accessibility, and safety of residents.

Inspired Living at Royal Palm Beach will boast amenities for which the brand is famous, with a focus on engagement and interaction both inside and out where residents will find themselves be surrounded by beautiful courtyards. The latest addition to the Inspired Living brand, like all the others, is designed for residents to enjoy life. In the words of the company: “Our resort-style community merges leisure, hospitality, and experiences in a setting that is purpose-built for seniors to thrive, naturally.”

Trained and compassionate staff will be on-hand to take care of all needs including full-service housekeeping and worry-free maintenance, leaving residents to enjoy their surroundings and take part in activities. And there will be much for residents to see and do. Inside, there will be a beauty and barber shop, fitness center, dining opportunities, social lounges, screened porches, a self-service bistro, and gourmet coffee bar, all fostering community throughout the building.

“From our standpoint as an operator, we are very patient and resident-focused, and we want to make sure we have amenities in the community and can drive activity in the buildings and with the residents as much as possible to allow them to be active and to provide longer quality care, which helps sustain their livelihood and quality of life,” states Roderer.

Residents can enjoy safe, clean transportation to and from everything from doctor appointments and trips to the mall to outings at their favorite café to meet with family and friends. And with a dedicated concierge service and live security camera, all visitors are greeted by a friendly face and experience personalized service.

Like other Inspired Living facilities, the new location will feature restaurant-style dining experiences. Residents can enjoy nutritious, delicious, chef-prepared meals and stimulating conversation. And unlike some other senior residences which only have limited choices and predictable menus, Inspired Living is planning many options for breakfast, lunch, and dinner, as well as a selection for those who like to nibble after hours and specially prepared meals for residents with issues such as mobility, or swallowing.

“When you look into senior living, the dining aspect of it is not only is nutritional value element, but it’s also a social part of what residents do on a daily basis,” says Roderer. “So to have that be a very important part of their daily activities is their three meals a day and the chance to socialize with other residents and employees in the community.”

Taking into consideration the needs of seniors, Inspired Living’s newest facility will be close to shopping, restaurants, cafés, and a hospital on Southern Boulevard that is just two blocks away.

“There are medical practices all around there and a growing population, but no new senior living communities built in that central area – especially that central area right by the hospital – so it was a great target zone for filling in a niche that was underserved,” says Home Communities’ President Jimmy Holloway. Home Communities is a real estate and investment management company specializing in senior living, mixed-use, and active adult developments across the Southeastern U.S. and has been involved in developing seven communities over the years.

Holloway knows what works for residents, and says facilities like Inspired Living at Royal Palm Beach are a collaborative effort. “We take input from our operators like Mike and the Validus team, who will manage over a dozen of these buildings and have been working in this industry for decades,” he says.

The teams at Validus Senior Living and Home Communities will be rolling out marketing for Palm Beach about six to seven months prior to completion to drive interest to the site and pique curiosity about what the units will look like. “To do it much further than that does not make a lot of sense, because when you are looking at assisted living and memory care, it is very much needs-based,” says Roderer.

While using traditional promotional methods such as focused direct mail campaigns, Inspired Living also takes a multi-pronged approach with digital advertising, social media, and community outreach to referral sources such as neurologists, physicians who specialize in senior care, discharge personnel from local hospitals or rehab clinics, and adult children of seniors who are helping their parents.

Once completed, Inspired Living at Royal Palm Beach will bring the equivalent of eighty to eighty-five full-time positions to the area, ranging from healthcare personnel like nurses and nursing assistants to an executive director, sales professionals, plant operations, and others specializing in program assistance such as activities and exercise tailored for seniors.

For Inspired living, the future is all about balance and expanding into areas where it makes sense, making careful decisions, and providing quality care to all residents. “I think ten more communities added, or at least in process, in the next three or four years is a good next step, and we want to continue to look at opportunities and make advancements where it makes good strategic sense for us.”
